We strive to be compatible with the most current CAD platforms and industry standards with hardware and software. We employ Carlson Survey both in the office and in the field. Our goal is to increase our efficiency while unholding the accuracy of our data.

CONSIDERATIONS

How do we as property owners know if we are in need of a boundary survey? When I bought my home I recall that there was no one in the assistance of the purchase (real estate agent, loan officer, title company, etc.) who counseled me to get a survey done. Being a surveyor I did my due diligence and had someone perform the work and found that several of my property corners had been removed over the years due to landscape changes and the most likely snow removal. This could affect your decisions moving forward with my home and below is a list of survey services along side some reasons that you may be need a of survey.

So why do you need a boundary survey?

It allows you to:

- see the exact limits "boundaries" of the property you own or may be purchasing. 

- determine if and where there are easements that you may not know about such as water, sewer, drainage ways, power lines (underground), etc., on your property. Many of these will have building and access restrictions or requirements.
- identify encroachments including driveways, fences and buildings that may be crossing your boundary lines or built outside of the limitations of your counties setback standards.
- be provided with exact line measurements and precise locations of all existing structures (houses, sheds, etc.), fences, or driveways in relation to your boundary lines.
- determine if the property you own or are going to purchase is in the a floodplain or flood-way by performing a topographic survey. In these cases you may need flood insurance and we can provide the FEMA elevation certification measurements required by the insurance company.
- install fencing along your boundary line in the correct location by providing marked boundary line locations so you don't encroach on your neighbor or leave to much space between you fence and your boundary line.
- begin the process of subdividing your property to divide it among family members or for future development. We can help guide you through this process, including county and city permit applications.
- be certain that any new construction is placed correctly on the property. A mistaken building location can be a very expensive problem.
